Amenities The apartment includes high-speed Wi-Fi, a dedicated workspace, and central air conditioning and heating. A washer and dryer are provided for your convenience, and guests staying longer than 28 days are welcome. For families, a Pack ’n Play is available upon request. Self check-in is seamless with a smart lock. Parking & facilities You’ll have free driveway parking for one vehicle and access to free street parking nearby. Optional secure gated parking is available for $9 per day, and a Level 2 EV charger (220 volts, 12–35 miles per hour) can be added for $25 per day. House Rules

HOUSE RULES & RENTAL AGREEMENT Welcome! We’re thrilled to host you and hope your stay is both comfortable and memorable. To ensure a great experience for all, please carefully review the following house rules. These guidelines are in place to protect you, the home, and the community. By confirming your reservation, you acknowledge that you have read, understood, and agree to abide by these rules. If for any reason you cannot comply, you may cancel your booking penalty-free prior to check-in. Thank you for your understanding and cooperation! 1. GENERAL EXPECTATIONS All guests (and any visitors) must comply with these House Rules and any additional instructions from the host. By booking, you agree to communicate any issues directly with the host and allow reasonable time to resolve the matter before escalating to the booking platform. 2. CHECK-IN & CHECK-OUT Check-in: 4:00 PM Check-out: 11:00 AM sharp Unauthorized late checkouts will result in fees outlined below 2a. LATE CHECKOUT FEES A fee of $100/hour applies for unauthorized late checkouts after 11:00 AM. After 12:00 PM, a $200/hour fee applies and may impact future reservations. Cleaning teams are scheduled and will arrive at 11:00 AM. Please be prompt. 3. HOUSEKEEPING The property is professionally cleaned before your arrival, with fresh linens and towels provided. If cleanliness issues are noticed, please report them within 24 hours of check-in so we can address them. Please keep the space tidy and return it in the same condition as found. Fake tan users: Please bring your own linens. Makeup removal: Do not use white towels. Makeup wipes are provided. Damaged towel sets incur a $40 replacement fee. No food or drink in bedrooms. Strictly No Smoking inside or in the community. Smoking will result in a $250+ cleaning fee and immediate termination of the reservation without a refund. Extra cleaning beyond normal usage will result in a $175 fee. Stays of 7–15 nights require weekly housekeeping. Long-term stays (14+ nights) will incur a $125 monthly cleaning fee for 1 Bed/Bath Units and $250 monthly cleaning fee for 2 Bed/Bath Units, charged via the resolution center. 4. PERSONAL BELONGINGS Guests are responsible for their personal items throughout their stay. The host is not liable for any lost, misplaced, or stolen belongings left on the property before, during, or after check-out. Please double-check before you leave. 5. NO SUBLEASING OR UNAUTHORIZED OCCUPANCY Only the individuals listed on the reservation are permitted to stay overnight. Subleasing, transferring, or allowing unregistered guests to occupy the property is strictly prohibited and will result in immediate termination of the reservation without refund. 6. WEAPONS AND FIREARMS For the safety and comfort of all guests and neighbors, firearms, ammunition, and any type of weapon are not permitted on the premises under any circumstances. Any violation will be reported to law enforcement immediately. 7. NOISE & COMMUNITY Guests are responsible for the safety of all members of their group, especially children. Respect quiet hours: 10:00 PM – 8:00 AM. No loud music, yelling, or disturbances—violations may lead to eviction and fines. This home is equipped with Minut decibel & smoke monitors (no audio/video recording). Tampering is prohibited and subject to a $250 fine and will result in immediate termination of the reservation without a refund. Noise violation fines: $750 minimum, plus any city penalties and court fees. Illegal activity or drug use will result in immediate eviction and police involvement. 8. PARTIES & EVENTS No parties, events, or gatherings without prior written host approval. Unauthorized events will result in a minimum $400 fee, additional cleaning charges, and immediate eviction. In addition law enforcement will be notified immediately. 9. VISITORS Maximum 2 daytime visitors allowed with prior host approval. Visitors must vacate by 11:00 PM. All overnight guests must be approved during booking and may incur additional fees. Unauthorized overnight guests will result in immediate eviction and a $250 per person fee. 10. PARKING Free parking is available in the front driveway on a first-come, first-served basis—no permit required. For added security, gated parking is available for $9/day (regularly $25). Free street parking is also available nearby. EV Charging at the Tesla Level 2 charger is available for $25/day which includes gated parking 11. GARBAGE & RECYCLING Gather trash and leave it inside the home upon departure. We’ll handle the rest. Improper disposal (inside or outside) will result in a $250 fee, plus any local violation penalties. 12. SECURITY & SAFETY Always lock all windows and doors when leaving. Security cameras monitor property entrances only. Do not tamper with security equipment/ safety devices—doing so will result in reservation cancellation. 13. PETS No pets allowed unless an ADA-compliant service animal. Unauthorized pets incur a $500 fee. 14. SMOKING Absolutely no smoking, vaping or cannabis use on the property or in the community. Violations will result in a minimum $250 fine and immediate termination of the reservation without refund. 15. DAMAGES & BREAKAGES Please report any damage or breakage to the host as soon as reasonably possible at check-in. 16. INVENTORY AUDIT To maintain a high-quality guest experience, all unit items are inventoried before check-in and after check-out. Any missing, damaged, or removed items will be billed to the responsible guest. 17. CHECKOUT PROCEDURE Before departure, double-check for personal belongings. The host is not responsible for items left behind, which will be disposed of. 18. ACCOMMODATIONS DISCLAIMER We strive for accurate property descriptions, but features may change or be temporarily unavailable. If a feature is essential to your stay, please confirm its availability prior to booking. 19. WIFI Wi-Fi may experience occasional interruptions. No refunds will be provided. Tampering with Wi-Fi equipment is prohibited and may trigger a property inspection. 20. TRAVEL INSURANCE We recommend travel insurance to cover unforeseen events or cancellations. 21. MAIL & PACKAGES No mail or packages may be delivered to this address without prior host approval. Unauthorized deliveries will be returned or discarded. 22. Host was exceptionally responsive. Was very helpful when we needed to extend our stay a little longer. The apartment is beautifully kept and stylishly furnished. The bathroom and kitchen were spotless, the bedroom was comfortable, the living area was great for winding down. Loved the steamer. Will definitely be back if I’m in Dallas/Bishop area.

Loved this spot in the Bishop Arts District — the location couldn’t be better! The space had such a great vibe and was exactly as described. Perfect for a solo getaway or a couples trip. I’d 100% stay here again.
